Shane Mandrell started this company in Lake City in 1999. Twenty-seven years later, it's still family-owned and still the same answer when someone asks what we do: exterior cleaning that doesn't damage what we're cleaning.

The long version of "family-owned since 1999."

Mandrell's Pressure Cleaning, LLC began in Lake City, Florida — a small town on the I-10 corridor — in 1999. The early jobs were the ones nobody else wanted: roofs that looked too black to save, screen enclosures that other crews had already ruined. The good news for us was that what looked impossible was usually just chemistry, applied slowly.

Twenty-seven years on, we've worked on thousands of Florida homes — from coastal Jacksonville salt-air specialty work to the live-oak country around Gainesville to Orlando subdivisions and the older neighborhoods of Tampa. We've stayed family-owned the whole time.

What "safe cleaning" actually means.

Almost any exterior surface on a Florida home can be ruined by the wrong cleaning method. Shingles lose their granules. Screens stretch out. Vinyl gets oxidized. Painted block gets stripped down to bare gray.

Our entire methodology comes from learning — sometimes the hard way, in our early years — what each surface can and can't take. Today, that means soft-wash chemistry for anything delicate (roofs, screens, painted surfaces), surface-cleaner pressure where it's appropriate (concrete, pavers), and a careful eye for what shouldn't be touched at all.

Communication is the part that's missing in this industry.

If a customer remembers one thing about working with us, it's this: we tell you what we're going to do, we tell you what we found, and we tell you what we couldn't fix and why. No surprises on the invoice. No ghosting between the estimate and the appointment.

Rushing is what causes the damage we get hired to fix. We block out enough time to do it right the first time.

For roofs, screens, and most paint, the right detergent does the work — not 4,000 PSI of city water.

A clear estimate, a confirmation the day before, a recap after. Most pressure-washers skip this. We don't.

Mandrell's Pressure Cleaning, LLC is a fully licensed and insured Florida contractor. We carry general liability and workers' comp on the entire crew — so a slip-and-fall, an accidental window, or a damaged screen is on us, not you.
